How do you screen residents and tenants?

For commercial and mixed-use properties, we go beyond the individual and evaluate the business itself, assessing financial statements, business history, and operational compatibility to ensure prospective tenants are a strong fit for your property.
Our goal is to place residents and tenants who are financially stable, reliable, and likely to rent long-term, protecting your asset, your income, and your peace of mind. All screening is conducted in full compliance with Florida's fair housing laws.
How do you handle rent collection and late payments?
We have a structured rent collection system built to standardize revenue flow and keep your income predictable. Residents pay securely through an online portal that makes timely payments simple and convenient. Automated reminders reduce the likelihood of missed payments before they become a problem.
We enforce lease terms firmly and consistently, maintaining professional resident relationships while discouraging delayed payments. If a payment issue does arise, we handle it on your behalf, protecting your income and your relationship with your resident.
As an investor, you receive your distributions directly, with full visibility into payment activity through your secure online owner portal.
How are maintenance requests handled?
Residents submit maintenance requests through the online resident portal. Once received, our in-house maintenance technicians assess and address the request directly whenever possible, ensuring a fast and cost-effective response. For work requiring specialized expertise, we coordinate with our network of licensed and insured vendors and contractors.
All requests are prioritized based on urgency. Both you and your residents are kept informed throughout the process, from initial request to completed repair.

Can you manage major renovations?
Yes. In fact, repositioning distressed and underperforming properties is one of our core specialties. We have a proven track record of taking on high-vacancy properties burdened with serious repair needs and severe municipal violations and turning them around efficiently. Our team manages the full scope of work: coordinating renovations and repairs, clearing violations, and driving lease-up to full occupancy.

How often do investors receive financial reporting?
As an investor, you receive detailed financial reporting every month through your secure online owner portal. You can view and download your reports at any time, including income statements, expense breakdowns, rent rolls, net operating income, and maintenance expense tracking.
Our goal is to give you complete financial transparency and full visibility into your investment's performance whenever you need it.
How do you manage security deposits?
Security deposits are collected at move-in and managed in full compliance with Florida Statute 83.49 and Florida landlord-tenant law. The deposit is held securely throughout the lease term and applied at move-out toward any unpaid rent, resident-caused damages beyond normal wear and tear, cleaning costs, or other lease violations.
If no deductions are necessary, the full deposit is returned to the resident within 15 days of move-out. If deductions are being made, the resident receives written notice and an itemized list of charges within 30 days of move-out.

We believe in consistent, transparent, and proactive communication with our investors. Through your secure online owner portal, you have 24/7 access to your property's financial reports, maintenance updates, and operational performance data.
