How do I apply for a rental property?
Applying for one of our properties is simple. Visit our website to browse available listings, and when you find a property you like, click the "Apply Now" button to complete the online application.
You will be required to provide personal or business information along with supporting documentation, including income verification, valid identification, and rental history. Please submit all required documentation at the time of application — incomplete applications may experience delays in the review process.
What are the approval requirements?
All applicants must meet a set of criteria that we have established to ensure stable and reliable occupancy across our properties.
For residential applicants, typical requirements include verifiable income of at least two times the monthly rent, an acceptable credit history, satisfactory background screening, and a positive rental history with prior landlords.
For commercial tenants, typical requirements include demonstrated financial stability, a business history review, and confirmation that the intended use is compatible with the property.
How is rent paid?
Rent is paid electronically through your secure online resident portal. Once your payment is submitted, you will receive a confirmation. The portal is designed to make timely payments simple, reliable, and convenient.
If electronic payment is not an option for you, please contact our team directly and we will work with you to find a suitable alternative.
When is rent due?
Your rent due date is specified in your lease agreement. For most properties, rent is due on the first of the month. We encourage all residents to pay on time to avoid late fees and maintain a positive tenancy.
What happens if I pay rent late?
Late rent payments may result in late fees or formal notices, depending on the timing and frequency of the delay. If you anticipate a missed or delayed payment, please reach out to us as early as possible — early communication gives us the best opportunity to work with you toward a solution.
That said, consistent late payments may result in further action in accordance with your lease agreement and Florida landlord-tenant law.
How do maintenance requests work?
Maintenance requests can be submitted directly through your online resident portal. Once submitted, our team will review and prioritize your request based on urgency, and you will receive regular updates on its progress.
For emergency maintenance issues — such as active water leaks, electrical hazards, gas leaks, or any situation posing an immediate risk to safety or habitability — please do not submit through the portal. Call our main line at 786-400-2334 and your call will be routed to our emergency maintenance team.
What qualifies as an emergency maintenance issue?
Emergency maintenance issues are those that pose an immediate risk to safety, habitability, or property condition. In South Florida's climate, some issues that might seem minor elsewhere can escalate quickly — particularly water intrusion and HVAC failure in extreme heat.
The following qualify as emergency maintenance issues:
- Active water leaks or flooding
- Gas leaks — evacuate immediately, contact your gas provider, and then contact us
- Electrical hazards, including exposed wiring, sparking outlets, or complete power failure
- Sewage backups
- HVAC failure when outdoor temperatures pose a health risk
- A broken lock or compromised entry door to your individual unit
- Storm or hurricane damage that compromises the structure or security of your unit
If you are experiencing any of the above, do not submit a request through the resident portal. Call our main line at 786-400-2334 immediately and your call will be routed to our emergency maintenance team when our office is closed.
For urgent but non-emergency issues — such as appliance failures, minor leaks, or building entrance doors — please submit a request through the resident portal and our team will respond promptly during business hours.
Am I allowed to make changes or improvements to my unit?
Any alterations to a unit or commercial space must be approved in writing prior to work being completed. If alterations are made without authorization, you will be required to restore the property back to its original condition and may be charged additional fees.
Alterations include, but are not limited to, painting, structural changes, fixture replacements and modifications to the space layout.
Can I have pets in my rental home?
Pet policies vary by property. Please review your specific property listing or lease agreement for the pet policy that applies to your unit or space.
Where pets are permitted, conditions may include an additional pet deposit, monthly pet rent, and restrictions based on breed, size, or the number of animals allowed per unit. All pets must be fully disclosed during the application process to ensure proper approval and compliance with your property's policies.
Please note that service animals and emotional support animals are handled separately in accordance with federal and Florida fair housing laws. If you have a service or support animal, please contact our team directly to discuss the appropriate process.
What are my responsibilities as a resident?
As a resident, you are responsible for paying your rent on time, abiding by the terms of your lease agreement, and maintaining the condition of your unit. This includes keeping your space clean, promptly reporting maintenance issues, and following all building rules and community policies.
How is security handled at the property?
Security measures vary by property. Many of our properties include controlled access systems, surveillance cameras, exterior lighting, and building access controls.
You play an important role in maintaining a safe environment. Please report any security concerns or suspicious activity to our team promptly. Your safety and comfort are always a top priority.
How do lease renewals work?
We begin the lease renewal process 60-90 days before your lease expiration date. Our goal is to have your renewal finalized 60 days before expiration, giving you ample time to make informed decisions about your tenancy.
We will reach out to you with renewal options, including any updated terms or rent adjustments based on current market conditions. We are committed to being transparent throughout the process so there are no surprises.
How is the security deposit handled?
A security deposit is collected at move-in and held in accordance with Florida law. The deposit serves as protection against unpaid rent, damages beyond normal wear and tear, or outstanding fees that remain at move-out.
Your deposit is held securely throughout your lease term and returned, less any applicable deductions, following your move-out inspection.
What happens when I move out?
Your lease agreement outlines all move-out procedures, including notice requirements, property condition expectations, and key return instructions. Please review these carefully as your move-out date approaches.
You are expected to leave your unit or commercial space in clean condition. We will conduct a final move-out inspection to assess the property's condition. Normal wear and tear is expected and will not result in deductions — however, damages beyond normal wear and tear may be deducted from your security deposit.
When will my security deposit be returned?
Security deposits are returned in accordance with Florida Statute 83.49. If no deductions are being made, your deposit will be returned within 15 days of move-out. If deductions are necessary, you will receive written notice within 30 days of move-out along with an itemized list of applicable charges.
